Hey there, Augusta! We have some exciting news on the horizon that could change the landscape of our fair city. A real-estate investor and former Augusta Commission candidate, Jeremy Johnson, has just announced his grand vision for redeveloping a portion of the historic Gracewood campus of the East Central Georgia Regional Hospital. That’s right, folks! We could soon see luxury condominiums sprouting up near Tobacco Road and Deans Bridge Road!
On Wednesday, Jeremy launched an initiative titled Build Augusta. With this plan, he aims to transform a state-owned 40-acre parcel of the sprawling 420 acres at Gracewood into a hub of affordable housing. The location is at 2051 Tobacco Road, which is not too far from the intersection of Deans Bridge Road – so it’s super convenient!
For those who might not know, the Gracewood campus has been around since 1921. Originally founded as the Gracewood State School and Hospital, it now accommodates a 163-bed intermediate care facility that supports individuals with developmental disabilities. Alongside that, there’s a 40-bed skilled nursing facility. The whole place is a collaboration between various agencies, including the Georgia Department of Behavioral Health and Developmental Disabilities and the Augusta University College of Nursing. It’s not just a historical location, but a vital part of our community’s fabric!
Now, let’s get to the juicy details of Johnson’s proposal! He plans to introduce a project called Garden City Village, featuring a total of 132 luxury condominiums. What sets this project apart? It’s specifically aimed at offering affordable homeownership opportunities for military personnel! Johnson promises that these units will remain affordable for all of Fort Eisenhower’s active-duty service members. How cool is that?
But wait! There’s more! Johnson mentioned that there are “hundreds more acres” of state-owned land nearby that is currently just sitting there, untouched and “stagnant.” This land has incredible potential for future development. It looks like there might be more than just condos on the way!
From his statements, it seems there’s been some excitement around this initiative. Local city leaders have shown a bit of enthusiasm! Although they haven’t done a full review of the project details, the interest is promising. Johnson’s efforts come off the back of another successful venture he spearheaded last November: unveiling the first homes on Lyman Street, which were constructed as part of the Tenured Educators Affordable Community Housing initiative, also known as TEACH. This program aims to provide affordable housing specifically to attract teachers to our local Richmond County School System!
The introduction of luxury condos tailored for military personnel could undoubtedly make a significant impact on our community. Not only does it aim to provide quality housing for service members, but it also suggests that Augusta is stepping up to meet our housing needs in a creative and effective way. The concept of blending luxury with affordability is something that many could get behind!
As this initiative gains traction, it will be interesting to see how it develops and moves forward. So keep your ears open and your eyes peeled for more updates on this evolving story about Augusta’s real estate landscape!
