The city of Aiken is making a significant move to enhance its downtown area by putting the historic Hotel Aiken up for sale. This well-known property, which has been part of the fabric of Aiken for the past 125 years, is now available through a public request for proposals facilitated by Colliers, a prominent real estate firm. The city aims to find a buyer who can help revitalize this historic site along with nearby parcels to meet the community’s evolving needs.
According to a recent news release from the city, this initiative is part of a broader plan to address increasing demands for both housing and hospitality in Aiken’s vibrant downtown area. Mayor Teddy Milner expressed enthusiasm about the potential of this project. “The availability of the Hotel Aiken and neighboring parcels offers an exciting opportunity for developers to contribute to Aiken’s ongoing growth and prosperity,” he stated. The aim is to preserve Aiken’s local identity while also encouraging investment in the area.
Hotel Aiken is positioned prominently at one end of Aiken’s most significant commercial block along Laurens Street, bordered by Park Avenue and Richland Avenue. Although the hotel is not currently operating as a hotel, the offering includes ample redevelopment opportunities. The hotel site spans 28,406 square feet, while there is an additional 34,313 square feet of retail space available on a total of 1.36 acres.
The location is highly desirable, situated just four miles from the USC Aiken campus and in close proximity to some of the area’s best food, shopping, and entertainment options. This prime location could be pivotal in attracting developers interested in revitalizing the downtown landscape.
City Manager Stuart Bedenbaugh also emphasized the importance of partnering with Colliers for this project. “We are confident that Colliers will help the city identify the right buyer for these properties and will preserve their historic value while updating with modern amenities to benefit our citizens, businesses, and visitors,” he noted in the release.
Aiken’s tourism could see a boost from the hotel, especially considering its proximity to Augusta National Golf Club, which hosts the prestigious Masters Tournament less than 20 miles away. This annual influx of visitors could present new opportunities for local businesses and enhance the overall economic impact of the region.
Hotel Aiken has been a staple in the community, representing a century-long tradition of hospitality in Aiken. The city purchased the hotel and adjacent parcels in 2021 with strategic goals in mind, including restoring unused historical sites and increasing their attraction for both residents and tourists alike. This sale marks an important step in aligning these goals with the city’s current growth trajectory.
With the Hotel Aiken and nearby parcels on the market, the city eagerly anticipates the proposals that will emerge from this process. Finding the right buyer who respects the history of the hotel while also pushing for modern development will be crucial for Aiken’s future as it seeks to balance growth with the preservation of its unique charm.
