Aiken City Looks to Sell Historic Hotel for Downtown Revitalization
The city of Aiken is making a significant move to revamp its downtown area by putting the historic Hotel Aiken and its surrounding parcels up for sale. This decision comes as part of a broader strategy to address growing demands for housing and hospitality in the bustling region. The sale will be managed through a public request for proposals by Colliers, a prominent real estate firm.
Historic Hotel Aiken: A Downtown Landmark
Having been a landmark in downtown Aiken for the last 125 years, Hotel Aiken has long stood at the edge of Aiken’s most important commercial block, specifically located along Laurens Street. The hotel occupies a prime location between Park Avenue and Richland Avenue, making it an ideal site for redevelopment.
At present, the hotel is not operating as a functioning hotel, which raises the potential for a new developer to breathe fresh life into the property. The sale includes a historical hotel site, which boasts a generous 28,406 square feet, alongside an additional 34,313 square feet of retail space spread over 1.36 acres.
Developer Opportunities
City officials are optimistic that the sale will attract skilled developers who can reimagine the hotel and its adjacent spaces. According to Aiken Mayor Teddy Milner, the city aims to preserve Aiken’s local identity while simultaneously fostering growth in the region. “The availability of the Hotel Aiken and neighboring parcels offers an exciting opportunity for developers to contribute to Aiken’s ongoing growth and prosperity,” said Mayor Milner in a recent news release.

Aiken acquired Hotel Aiken and the available parcels in 2021 with strategic goals in mind. The city plans to restore underutilized historical sites and enhance their attractiveness to the increasing population and visitors who flock to the area, especially for events like the Masters Tournament at the Augusta National Golf Club, which is less than 20 miles away.
Aiken City Manager Stuart Bedenbaugh echoed the mayor’s sentiments. He indicated that the city is eager to collaborate with Colliers to find a buyer who will honor the historical significance of Hotel Aiken while incorporating modern amenities. Bedenbaugh noted that this approach will ultimately benefit residents, local businesses, and tourists.
