Aiken, S.C. is buzzing with excitement as a marketing firm has recently unveiled details about the future of Hotel Aiken along with five other downtown properties. The news comes after the city engaged Colliers, a marketing firm, in April to help showcase the potential of these sites. The goal is to attract developers and investors looking to enhance the city’s downtown area.
City Manager Stuart Bedenbaugh describes this initiative as a wonderful opportunity for those interested in investing in such properties. He notes the possibility of seeing significant changes in downtown Aiken, which could bring new businesses and consequently, more jobs.
“It will be better than it is now. It’ll be vibrant,” Bedenbaugh shared, expressing optimism about how these changes could lead to higher property values throughout the city.
The recently released brochure contains extensive details about Hotel Aiken, including its investment potential, a brief history, and property specifics. It mentions that the historic 125-year-old building could potentially be transformed into a boutique hotel, which experts believe could significantly increase foot traffic in the area.
Besides Hotel Aiken, the brochure includes the Holley House, which has been proposed to become either apartments or condominiums. Bedenbaugh noted that any proposals will have to undergo scrutiny, stating, “The council will ask a lot of pointed questions related to that,” adding that the design review board will need to approve all plans before any work can begin.
The brochure not only focuses on the properties but also highlights surrounding attractions that make downtown Aiken appealing. These attractions include the Amentum Center for the Performing Arts, various restaurants, and a popular area known as The Alley. Bedenbaugh emphasized that ample sidewalks make the area pedestrian-friendly, which could attract even more investors and developers.
City leaders believe that the proposed developments could not only enhance local infrastructure but also create vibrant public spaces in the area. This, in turn, could lead to a boost in the local economy. As Bedenbaugh pointed out, “It can be a potentially profitable project for someone that takes advantage of abandoned buildings and the historic tax credits available.”
